Buyer's guide

Choosing your Roofing in Raleigh

The real decision is almost never "which brand of shingle" — it's repair or replace, and how long you want the next roof to last. If you have one active leak on a roof under roughly 12 years old, choose a targeted repair. If your shingles are 18 to 25 years old, granules are collecting in the gutters, and you're chasing a second or third leak in a different spot, choose a full replacement. The trade-off is spending money once versus spending it three times: a repair in Raleigh usually lands between $350 and $1,500, but three repairs on a worn-out roof only buys months, while a replacement resets the clock 25 to 30 years. On homes near the end of that window we'll say so directly, even when a patch would be the easier sale. If you want the lowest upfront number and you're planning to sell within a couple of years, choose a standard architectural asphalt shingle. If you want the roof to outlive your mortgage, choose standing-seam metal. Architectural shingles typically carry 25–30 year manufacturer coverage and install in one to two days on most Raleigh homes; standing-seam metal commonly lasts 40 to 50-plus years and handles wind-driven rain well, but it costs roughly two to three times as much and takes longer because panels are cut and fastened to fit. Metal also makes more sense on low-pitch porch roofs and additions than on a complicated cut-up roof with six valleys and three dormers. If your roof has a flat or low-slope section — the porch roofs and rear additions common on 1920s bungalows in Historic Oakwood, Boylan Heights, and Mordecai — that section needs a membrane system, not shingles. Shingles fail below about a 2:12 pitch because water sits instead of shedding. The trade-off is that membrane work is priced by the square foot ($8–$16 is a normal Raleigh range) and is a separate line item from the shingle field, so a small flat roof can look surprisingly expensive per square foot while still being the cheaper half of the job. "Do I have to tear the old roof off?" Usually yes, and we'd rather you understand why. A layover hides soft decking, adds weight, and shortens the new shingles' service life because heat can't escape. Code limits how many layers can stay on a home, so ask before assuming a layover is even on the table — on most Raleigh homes we look at, a full tear-off to the deck is the honest recommendation. "Should I file an insurance claim after a storm?" Do the deductible math first. If wind lifted shingles across a whole slope or hail bruised the mats, a claim is usually the right path and a documented inspection with photos matters. If your deductible is $2,500 and the fix is a $700 pipe boot and a dozen shingles, paying out of pocket keeps a claim off your record. We'll photograph what we find either way and tell you honestly which side of that line your roof falls on — we're not going to talk you into a claim that doesn't exist. If you're getting a house ready to list in North Hills, Stonehenge, or Falls River, choose a pre-listing inspection with a written photo report. Buyers' inspectors flag roofs hard, and a $500 flashing repair discovered in April is far cheaper than a $6,000 credit negotiated during due diligence. If you're staying put for 15 years, choose the full system upgrade — new underlayment, drip edge, ice-and-water shield in the valleys, and proper ridge and soffit ventilation — because ventilation is what keeps the shingle warranty meaningful in Raleigh's humid summers. Ask us for licensing and insurance paperwork before you sign anything. That's a fair question, we'll answer it directly, and any roofer working on your house should do the same without getting defensive.
